It should be noted that in every case the statistics pertaining to value cover only physical properties. No attempt has been made to secure intangible value, which, as a matter of fact. Has been arrived at only in one or two instances by State Commissions. The omission of intangible value should be held in mind in comparing physical value and capitaliza tion, for it is at least an open question whether intangible value may not properly be capitalized.
